The average price for 1 sq.m in the top 100 of most expensive apartments in Moscow increased to 38,000 USD/sq.m

IntermarkSavills presents a regular value of PCM TOP-100 (Prime Central Moscow Top-100 Index). This index is calculated as a weighted average cost of 1 sq.m in 100 of the most expensive Moscow apartments on sale. Тор-100 of prime apartments include current offers with the highest price of 1 sq.m in both the new-built and secondary markets.

Over the last 3 months the Top-100 list has renewed more than by one third: apartments have been sold or their sale has been cancelled.

At the end of June, 2011 the PCM TOP-100 was 38,000 USD/sq.m, which is 1.1% higher than the same value for the end of March, 2011, and 2.8% – for December, 2010. At that, the maximum price of 1 sq.m in Top-100 apartments is about USD 60,000 and the minimum – about USD 30,000. The largest volume of prime apartment current supply (about 70%) falls within a price range of 32,000 to 40,000 USD/sq.m.

Romanov Side-street, 5The average budget of for Тор-100 apartment is USD 9.8 million. Therefore the integrated cost of Top-100 prime Moscow apartments is about USD 980 million. The cost of the most expensive offer in the Moscow residential market (excluding mansions) is USD 29 million. The budget structure of prime apartments is dominated by apartments with a price up to USD 10 million (63% of supply).

65 of the Top-100 apartments are offered on the secondary market, the remainder are new-built. More than 50% of the Top-100 projects are located in the Ostozhenka district. Arbat and Patriarshie Prudy account for 12% and 10% respectively.

The floor area of Top-100 Moscow apartments varies from 80 to 830 sq.m, and the average is 256 sq.m. About 1/4 of Top-100 projects are penthouses, the remainder are spread over other floors. As compared to March, 2011, the percentage of apartments with a floor area up to 200 sq.m increased by 6% due to a corresponding percentage decrease in apartments with a floor area over 250 sq.m.

All the Top-100 apartments are situated in 42 residential complexes. The highest prices are recorded in the following houses: Romanov Side-street, 5; ‘Crystal House’ (Korobeynikov Side-street, 1/2); ‘Novaya Ostozhenka’ (1st Zachatyevsky Side-street, 5-9); ‘Monolith’ (Kosygina Street, 19); Ostozhenka Street, 11/17; ‘Patriarch’ (Malaya Bronnaya Street, 44/15); Molochny Sidestreet, 1; Filippovsky Side-street, 8; Pozharsky Side-street, 11.

The apartment with the highest price per sq.m is located in a prime house in Romanov Side-street. Such a high price is determined by the fact that this apartment is put up for sale together with antique furniture and works of art, including pictures by famous painters.

Apartments with the largest representation in Top-100 are located in the projects developed by the following companies: BARKLI Corporation (12 apartments), RGI International (10 apartments) and Don-Stroy (8 apartments).
