According to our colleagues from Savills, London, demand from buyers is likely to remain firm through the summer for such areas as Hampstead, St John’s Wood and Barnet. The demand is good for the excellent portfolio of houses in the core price bracket of £1.5million to £3million. And also it is particularly high for top end homes, between £4million and £8million. The market is also very price sensitive, and those sellers who price competitively attract multiple bidding. Middle Eastern and other international investors who view London as a safe haven for investment are increasing buying into the Hampstead, Maida Vale and St John’s Wood markets.

In lettings, the demand is still outstripping supply. Rents continue to creep upwards and, with families keen to move ahead of the new school year, properties are frequently being let before they are marketed. So tenants need to be prepared to pay the asking price and move quickly to get the property they want.
