This traditional style chalet is spread over 4 floors and has 3 self-contained flats as well as spacious owners accommodation. There is a total living space of 400m2 and the chalet sits on a total plot size of 800m2. The house would be an ideal bed and breakfast or could easily be converted into a large family chalet. There is underfloor heating throughout which is run by hydroelectric power which keeps running cost to a minimal. The house was built in 2001 and the exterior has recently been painted and renovated. The chalet is South-West facing so enjoys the sun all day and has spectacular views of the valley and surrounding mountains.
On the lower ground floor is a 3 bedroom apartment which is 85m2 in total and has its own access with an open plan living and kitchen area. On the top floor there are two more apartments; the smaller apartment measures 65m2 and the larger is 85m2. The lower ground flat is let on a long lease whilst the others are rented as holiday lets with 50% of bookings return guests year after year. The apartments are all self-catering except during August when a large business forum is held in Alpbach and breakfast has to be offered with accommodation that is advertised through the tourist board. The owner currently makes around 20,000 profit per year but this could easily be increased by letting all 3 apartments as holiday rentals.
The 1st and 2nd floor are dedicated to the owners accommodation and comprise of a kitchen, living room, office, a large pantry and laundry room on the 1st floor. There are 4 bedrooms on the 2nd floor including a master with en-suite as well as a family bathroom and large linen cupboard. All rooms have access to the wrap around balcony.
The chalet is approximately 4 minutes' drive from the gondola and the ski bus runs regularly from the end of the road throughout the winter.
