The vineyard is found not far from Carcassonne, in both appellation Cabardès and IGP areas. It is very easy to reach from the motorway, and the Carcassonne international airport is 25min away.
Nearly all one plot, the 46ha property includes 41.5ha of vines. Generally speaking, the work unit is in excellent condition and the property sells nearly all of its production in bottle.
The architect's house, of roughly 250m², was built in 2003. It stands independently from the farm buildings and is built in the shade of several large pine trees. The house is bioclimatic, has floor heating and offers 5 bedrooms, a large living room with fitted kitchen and a double garage. A second house of roughly 220m² is found in the farm buildings and overlooks a small courtyard.
This is a profitable, turn-key, vineyard which sells between150,000 and 200,000 bottles per year. The brand is well established, and the wines regularly win medals and awards. The turnover of 500K is constant and rising slightly. Approximately 90% of sales go to the export market.
If required, the owners can assure a transition period to assist the buyer in the start-up period.
