Property details

This property is located close to the historic centre of Camaiore and dates back to the Bourbon Parma family period as it was one of their estates.  The property was restored by a renowned architect and has appeared in the Architectural Digest.  Despite being within walking distance of several restaurants and pizzerias, it is an oasis of peace and tranquility.
There are two entrances onto the estate, one to the custodian's house and one to the main house.  The custodian's house, is surrounded by lawns and could make an ideal area for building an extension to the mill, a pool and/or location for horses.  During the time of the previous owner, this house was used as a guest house as it has a bathroom, kitchen and large attic which could be a bedroom.
Close to this, are covered terraces where occasional Scupture Summer schools took place.  This property is found very close to Pietrasanta which is a 'Mecca' for all stone scuptures.
There is an arboratum of oak, bamboo, chestnut, cherry, apple, fig  and persimmon between these fields and the main house.  These fantastic grounds are connected to the main garden surrounding the house via a romantic wooden bridge.
The front entrance leads into a huge showroom at the garden level of 60 mq with two wine cellar arcades extending out the back of this room.  There is also a covered tettoia covered with fragola grapes,  These is also the boiler room containing a state-of-the-art boiler.
The main living area is on a raised ground floor with wraparound terrace.  The main room was the original mill entrance which still has all the original wooden structures of the mill as well as the mill stone in tact.  This room has a chimney for a fireplace.  The dining room off this room is large with easy access straight into the eat-in kitchen.  There are large arches between the kitchen and the formal dining area so the chef can remain part of the dinner party.  This kitchen also leads to the terrace where cocktails or 'al fresco' dining can be enjoyed.  There is a cloakroom area of 10 mq to store all the coats.
There are two bedrooms on this level with two independent bathrooms within a possibly separate, guest apartment.  This 'apartment' has its own galley kitchen and a large covered verandah.
The second floor is an amazing open-plan living area loosely divided into three rooms.  This has a high ceiling and has a true feeling of space and air.  There is a master bedroom suite on this floor which opens out onto the roof terrace.  This bedroom also has a fireplace.  There is a large bathroom and dressing room to compliment this bedroom.
The mill is bordered by a stream and a waterfall on one side adding to the creative energy of this place.
